USA: Real Estate Strategy & Service Delivery Manager

Partner with Facilities Customer Service Managers and internal customers to determine real estate requirements and development property strategies.

Manage internal customer expectations regarding service, quality and cost effectiveness and resolve conflicts as necessary.

Evaluate real estate assets and obligations to assist internal business partners in developing occupancy requirements and strategies.

Develop acquisition/disposition strategies to meet business requirements in a timely and cost effective manner.

Coordinate the negotiation of business terms and legal documents relating to the acquisition and disposition of leased locations.

Support the implementation of real estate and office management strategies to attain and maintain best-in-class footprint productivity and report on utilization and productivity metrics.

Participate on project teams to ensure timely completion of projects.

Manage real estate broker partner relationships.

Manage Project Managers to ensure timely delivery of projects on budget

Perform analysis of and conflict resolution related to operating expense/CAM reconciliations, lease issues, etc.

Support sustainable design/green building programs.

Participates on strategic sourcing teams for facilities management initiatives.

Support the global Real Estate agenda and counterparts in EMEA and Asia Pac and perform other essential duties as assigned.
